Exterior Wall Inspection
We carry out full hammering tests of exterior walls under Article 12 of the Building Standards Act, inspecting tiles, mortar, and similar finishes for delamination, cracking, and separation. Beyond the legal obligation, this inspection is also important as a survey before major renovation and for ongoing maintenance.
Service Overview
Exterior wall inspection is an important inspection required at regular intervals for the exterior walls of designated buildings under Article 12 of the Building Standards Act. Its purpose is to detect cracking and separation in tiles, mortar, and similar finishes early, and so prevent falling-object accidents.
Our work centers on hammering tests using the rope access method, complemented by the latest techniques—infrared thermography and drone-based infrared surveys, which became permissible following the April 1, 2022 amendment to the Enforcement Regulations of the Building Standards Act—to deliver accurate, efficient inspections.
Hammer-sounding surveys (Rope Access Method)
This method involves tapping the exterior wall with an inspection hammer or sounding rod to detect delamination and detachment through acoustic differences. Because the wall is checked directly, it offers high accuracy and reduces scaffolding costs compared to traditional setups.
Infrared Thermography Survey
This method photographs the wall surface from ground level with an infrared camera and identifies areas of suspected defect from temperature differences. It covers relatively large areas efficiently, shortening the survey period and reducing costs.
Drone Survey (Infrared)
This method mounts an infrared camera on a drone and photographs the wall surface from the air to identify defects. With no scaffolding required, costs are easier to contain, large areas can be surveyed quickly, and the risks of working at height are eliminated.
Our Process
Inquiry & Site Visit
We will ask for details such as the building overview and the scope of the survey. If necessary, we will visit the site and propose the most suitable survey method.
Survey Planning
We select the best survey method tailored to the building's condition.
On-Site Survey
We conduct a full-scale hammering inspection of the exterior walls to identify any defects.
Preparation of the Survey Report
We prepare a report summarizing the survey results.
Our Strengths
A Proven Record with the Rope Access Method
We have a proven track record utilizing the mainstream know-how for this type of survey. Eliminating the need for scaffolding reduces costs and shortens the schedule, all while minimizing disruption to residents.
Advanced Drone Capability
Carefully managing shooting conditions, we efficiently inspect areas of suspected defects and report them with clear, easy-to-understand imagery.
An Outstanding Track Record
With a strong network built across Tokyo and the three neighboring prefectures, as well as surrounding areas, we have an extensive track record of inspecting designated buildings.
Verification by Qualified Specialists
Experienced professionals, including licensed First-Class Architects, carefully verify the findings to deliver accurate survey reports.

Under Article 12 of the Building Standards Act, full exterior wall hammer-sounding surveys are mandatory for designated buildings (buildings above a certain size). This inspection is generally required every 10 years, though specific requirements may vary by local municipality.
The rope access method is an inspection technique that uses ropes to access exterior walls without erecting scaffolding. Compared to scaffolding installation, it reduces costs, shortens the work schedule, and keeps disruption to building occupants to a minimum.
While it varies depending on the building size, for a typical apartment building of around 10 stories, the rope access inspection takes about two to three days, and the comprehensive report is typically prepared within about a month after the survey.
This is an inspection method that measures the temperature distribution of exterior walls using an infrared camera to detect delamination. Because it can cover wide areas, the survey can be conducted cost-effectively.
Costs vary depending on the size, shape, and location of the building, as well as the inspection method. Please feel free to contact us for a consultation. We provide free estimates.
